1. Effective Response to Divesting a Global Company

Moderator:
Francisco J Acoba, MCR, SLCR, , Deloitte Consulting

Speakers:
David Dunn, Leader, Nortel Real Estate, Nortel
Paul McKenzie, Senior VP, HOK
William Mitchell, Senior VP, HOK

As history shows us, few businesses last forever. Very often they will evolve and become part of something else. The "becoming part of something else" is one of the greatest challenges for a CRE team. While this may be an exceptional occurrence, merger and acquisition and divestiture activities are increasingly common. The measure of the capability of any CRE team is how effectively they can respond to these challenges and ensuring they do not get in the way of the evolving business by slowing down the process. Nortel met the ultimate challenge, divesting an entire global company and will share the valuable lessons learned in redirecting and refocusing an entire CRE around new solutions to align with new objectives.

Key Takeaways
• Know how and when to keep the real estate assets out of the deal, including discussions around risks or missed opportunities.
• The changing role of CRE in divestitures - a fundamental change in the DNA of your CRE team. Shifting from cost center to a profit center.

11. The Application of Science to Planning and Design:
What Research Tells Us about Building Occupant Performance

Moderator:
Ken Ashley, Director, Cushman & Wakefield

Speakers:
Nancy Sanquist, Vice President, Manhattan Software
Frederick M. Marks, LEED AP, , Director, Science & Technology, AC Martin Partners Inc. and CFO, Academy of Neuroscience for Architecture

The correlation between people's well-being and their surroundings has been observed historically since the time of Hippocrates, but only recently do we have evidence on the impact of the physical environment on positive outcomes. These outcomes include shorter recovery times in hospitals, improvements in school test scores and higher worker productivity. Behavioral science has been the main source of research, but more recently, neuroscience is providing an opportunity to increase the accuracy in data gathering. This presentation will provide an understanding of evidence-based design and how it may lead more informed and, ultimately, better decisions about the built environment. This presentation will include:

- A review of scientific research exploring the correlation between neuroscience and architecture, critical to our understanding of the effect of the workplace on the brain and on productivity;
-New advances in virtual reality and the ability to monitor brain function now allow us to observe what works and what doesn't as people are experiencing a particular place as represented in 3D.

Key Takeaways
• A scientific study exploring the effects of environmental factors on immune responses in people in different environments which may or may not cause stress, thus limiting productivity.
• Does the research determine if particular types of environments can be designed to be less destructive to the worker's brain and more beneficial to their productivity?

19 Out of Sight, But Not Out of Touch: Staying Connected in the Mobile Work Environment

Facilitators:
Cindy Froggatt, Author, "Work Naked: Eight Essential Principles for Peak Performance in the Virtual Workplace"
Jim King, LEED AP, Adjunct Professor, Corporate Real Estate, Georgetown University

Many people believe that the time for training and change management is when a remote work or mobility program is first put in place. While that is valuable, it is also important to provide "booster" educational programs over time to keep participants' skills fresh. During this workshop, audience members will work in small teams to experience for themselves the types of skills that are built or reinforced through these "booster" types of learning sessions for virtual teams or organizations where distance collaboration is a core competency. The facilitators will introduce the concepts and exercises and then help the audience teams to share their findings with the group as whole.

A) Do KPIs and SLAs really work? How to Drive Behavior and Encourage Motivation

Speaker:
Michel Theriault, Principal, Strategic Advisor

Conventional wisdom is that service providers need to be rigidly managed with Key Performance Indicators (KPI) and Service Level Agreements and a penalty/reward system. The scientific research shows why this doesn't work, but our industry isn't using this information to change our old-school approach. CRE services aren't simple and straight forward and our service providers have staffs that are knowledgeable, smart and professionally motivated. This session will help participants tap into that, not suppress it with rigid carrot and stick models. Strategic Advisor will present a combination of theory and practical application based on their experience on both sides of the table.

Key Takeaways
• Explore how the traditional approach to contract management with KPI's, SLAs and penalties and rewards can drive the wrong behavior and suppress motivation and innovation.
• Apply the scientific principles of motivation in combination with the traditional processes and approaches to managing contracts.

Given that 30 to 40 percent of commercial real estate typically goes unused at any particular time, managing the heating, cooling, and lighting of workspace based on when it will be utilized provides significant and measurable benefits. PeopleCube will discuss using currently available technology to adapt existing buildings for efficient and cost-effective energy use that supports employees' comfort and productivity.
